These terms cover what Rooph reports are, how you may use them, our refund policy, the limits of our liability, and the law that applies if anything goes wrong.
Refunds
If a Roophreport isn't useful to you, you don't pay. We offer a full refund, for any reason, within 24 hours of the report being delivered to you.
How to request a refund
Email [email protected] from the address you used at checkout. Include the report link or the property URL. No reason needed, no form to fill in, no follow-up questions.
When refunds are issued
We process refunds through Stripe, back to the original payment method. Funds typically arrive within 5 to 10 business days, depending on your bank or card issuer.
Outside the 24-hour window
We'll still consider refund requests in good faith after the 24-hour window has closed — for example, if a check failed silently or a report was incomplete. Email us and we'll sort it out.
Liability
A Rooph report is an information service. It pulls together data from public records, third-party sources, and automated checks to give you a fuller picture of a property than the listing alone. It is not a substitute for legal advice, a survey, a valuation, a mortgage decision, or a conveyancing search.
Accuracy
We take reasonable care to source data from reputable providers and to flag missing or uncertain information. We don't guarantee that every fact is current, complete, or free from error. Public datasets are updated on their own schedules, and listings can misrepresent a property.
Decisions are yours
You are responsible for the decisions you make about a property — whether to view it, offer on it, instruct a solicitor or surveyor, or proceed to exchange. Before relying on any specific finding in aRooph report, confirm it with the appropriate professional.
Limits
To the maximum extent allowed by law, our total liability to you arising out of or in connection with a report is limited to the amount you paid for that report. We are not liable for indirect, consequential, or economic losses — including lost deposits, lost offers, lost rental income, or the cost of a survey or solicitor.
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded.
Acceptable use
Rooph is for buyers and their advisors researching a specific property they may purchase. You may share a report with your solicitor, surveyor, mortgage broker, or family — anyone helping you make the decision.
What you can't do
- Resell, republish, or redistribute reports — in whole or in part — as a commercial product or service.
- Scrape, mirror, or systematically download reports, listings, or data from Rooph.
- Use Rooph to harass, defame, or invade the privacy of anyone named in a listing or record.
- Submit URLs you don't have a legitimate reason to research, or use Rooph to bulk-screen properties for any unlawful purpose.
- Attempt to reverse engineer, probe, or interfere with the Rooph service or the systems it depends on.
We may decline a request, suspend access, or refund and cancel an order if we reasonably believe these terms have been broken.
Governing law
These terms, and any dispute arising out of or in connection with them or your use of Rooph, are governed by the laws of England and Wales.
The courts of England and Wales have exclusive jurisdiction to settle any such dispute, except that if you are a consumer resident elsewhere in the UK or the EU, you may also bring proceedings in the courts of the country where you live, and the mandatory consumer protections of that country still apply.
